These Terms and Conditions (“Terms”) govern your use of the 2727 Coworking website and any online booking or payment features. By using the website, you agree to these Terms.
About the Website
Our website provides information and may allow you to inquire about, book, or pay for coworking-related services (such as memberships, private offices, day passes, and meeting room access).
Eligibility
You must be able to form a legally binding contract in your jurisdiction to use booking or payment features.
Bookings, Pricing, and Payments
Accuracy: You agree to provide current, complete, and accurate information when submitting forms, booking, or paying.
Payments via Stripe: Online payments are processed by Stripe. By paying online, you also agree to Stripe’s applicable terms and privacy practices.
Prices and taxes: Prices, availability, and included features may change. Any applicable taxes or fees will be shown at checkout or in your booking confirmation, where applicable.
Website Use Rules
You agree not to:
- Use the website unlawfully, or in a way that violates others’ rights
- Attempt to gain unauthorized access to the website, accounts, or systems
- Interfere with website operation (including introducing malware, scraping at scale, or abusing forms)

Governing Law
These Terms are governed by the laws of Quebec and Canada, without regard to conflict of law principles. Any dispute will be brought in the courts located in or serving Montreal, Quebec, unless applicable law requires otherwise.

Virtual mailbox and business-address service terms
The following terms apply specifically to every virtual mailbox, business-address, virtual-address, and virtual-office subscription sold by 2727 Coworking. If they conflict with the general website terms above, these service terms govern the mailbox service.
1. Plans and pricing
Prices are in Canadian dollars before applicable taxes: Mailbox is $35/month; Mailbox + Scanning is $85/month; Virtual Address is $135/month; and Virtual Office is $165/month. Annual prepayment costs ten months for twelve months of service. The plan and price shown at checkout apply.
After six months of uninterrupted service, every plan includes 50% off the standard hourly rate for one on-site conference-room reservation per rolling six-month period. The benefit is subject to availability and advance booking, does not accumulate, has no cash value, and is lost if the subscription lapses or ends.
2. Subscription, payment, and cancellation
Subscriptions are monthly or prepaid annually and renew automatically. Payment is online through Stripe, in advance, with GST and QST added at checkout. You may change plans or cancel at any time; cancellation takes effect at the end of the current paid period. Annual subscribers receive a renewal reminder between 90 and 60 days before renewal.
We may suspend service seven days after a missed payment and withhold mail until the account is current. Accounts more than 30 days overdue may be terminated; mail may then be returned or disposed of. Overdue amounts bear interest at 1.5% per month (19.56% annually).
3. Identity, authorized names, and acceptable use
The service is for legitimate business use by adults able to enter a binding contract. We verify the account holder’s identity using valid government-issued photo identification. We accept and release mail only for names authorized on the account.
You may register up to 3 names on Mailbox, 4 on Mailbox + Scanning, and 6 on Virtual Address or Virtual Office. You must keep all identity, business, contact, and authorized-name information accurate and current. The address may not be used for fraud, money laundering, illegal or deceptive activity, prohibited goods, evasion of legal obligations, or conduct that creates operational, legal, or reputational risk.
4. Mail allowance and accepted items
Monthly allowances are 40 items for Mailbox, 75 for Mailbox + Scanning, 150 for Virtual Address, and 250 for Virtual Office. Additional items cost $0.25 each on the two Mailbox plans and $0.20 each on the two higher plans.
We accept standard letter mail only, up to approximately 500 g and large-envelope size. We do not accept parcels or packages, and we do not sign for mail or deliveries. Oversized items, packages, and signature-required items are refused or returned to the carrier. We may refuse any item and may inspect, dispose of, or report an item reasonably suspected to be illegal, hazardous, perishable, controlled, or otherwise prohibited.
5. Notifications, scanning, retention, and shredding
We notify you when mail is processed and place a photo of the envelope in your secure portal. Mail received outside business hours is processed the next business day. The base Mailbox plan does not include content scanning.
On plans with scanning, you authorize us to open and digitize mail addressed to authorized names. Scanning includes up to 15 pages per document. Additional pages cost $0.15 each and remain available with the physical item at pickup. You may instruct us not to open particular items or categories.
Physical mail is retained for six months after receipt. After that, uncollected mail may be returned or disposed of unless a longer hold was agreed in advance. Scanned images remain available for the subscription term. At your request, we securely shred specified items or categories at no extra charge; shredding is irreversible.
6. Pickup and no forwarding
Mail must be collected in person by appointment. Bring valid government-issued photo ID matching an authorized name. Pickup hours are Monday to Friday, 8:00 AM–12:00 PM, and Saturday, 9:00–11:00 AM. Walk-in pickup is not available.
We do not forward mail. All accepted physical mail must be collected at 2727 Saint-Patrick St. #109, Montréal, Quebec H3K 0A8.
7. Phone and meeting-room features
Where included, a dedicated number forwards voice calls to a valid number in Canada or the United States. SMS is not supported. Automated high-volume calls, spam, harassment, and other abuse may result in immediate termination.
Meeting-room time is subject to availability and advance booking. The Virtual Office plan includes one hour per month; unused hours do not carry over. Additional time may be purchased at standard rates.
8. Registrations and third-party verification
You are responsible for every registration, filing, and verification made with the address, including the Registraire des entreprises du Québec, Corporations Canada, Google Business Profile, banks, payment processors, and directories. Their rules can differ and change.
We do not assist with or guarantee any third-party approval, and we do not represent that the address will be accepted for a particular purpose. Confirm eligibility with the institution before subscribing.
9. Refusal, termination, and address changes
We may refuse or immediately terminate service for false information, non-payment, breach of these terms, complaints, legal or law-enforcement inquiries, or risk to us or others. Termination for cause is not refundable. If we terminate without cause, prepaid fees are refunded pro rata.
When service ends, you must stop using the address and notify registries, institutions, senders, and other relevant parties of the change within 30 days. We may otherwise terminate without cause on 30 days’ written notice to the email on file.
10. Liability and service changes
The service is provided as is and as available. To the fullest extent permitted by Quebec law, we are not liable for indirect or consequential loss, lost profit, data, goodwill, or business, or for mail lost, damaged, delayed, or misdelivered by postal services, carriers, third parties, or us, except for our intentional or gross fault. Aggregate liability is limited to fees paid in the three months before the event giving rise to the claim. Mandatory liability for bodily or moral injury, intentional or gross fault, and other non-excludable liability is not limited.
We may change the service, price, or these essential terms by giving at least 60 days’ notice. You may reject the change by cancelling without penalty before it takes effect. Service can also be delayed by events beyond our reasonable control, including postal disruption, outages, natural events, labour disputes, pandemics, and government action.
11. Privacy, law, and contact
Personal information and mail content are handled under our Privacy Policy and applicable Quebec and Canadian privacy law. We may disclose information in response to a valid legal request.
These terms are governed by Quebec law and applicable Canadian federal law. Disputes are subject to the courts of Quebec in Montréal. For Quebec clients, the French version prevails.
