Every 2727 Coworking price, in one place
2727 Coworking combines business-address services, flexible desks, private offices and a conference room at one staffed commercial location in Griffintown. Plans range from a $35 monthly Mailbox to private offices from $600 subject to live inventory.
This page is designed to answer three questions before you buy:
- What does each plan cost after Québec taxes?
- What operational service does the next tier add?
- What contract, access or verification detail should you confirm first?
All prices are in Canadian dollars before tax. Revenu Québec states that GST is calculated at 5% and QST at 9.975% of the selling price excluding GST.[1]
If you already know what you need, go directly to the 2727 booking portal. If your real question is whether an address will satisfy a bank, government registry or platform, begin with the business-address guide, inspect the document specimen, use the address tools and review the address-model comparison.
Prices at a glance

| Coworking | Assigned Desk | From $400/month | From $459.90/month | A workstation reserved for one member |
| Office | Private Office | From $600/month, subject to live inventory | From $689.85/month | Furnished, lockable space for an individual or team |
| Meeting | Conference Room | $300/full day | $344.93/full day | Private meeting space for up to eight people |
The after-tax amounts multiply each listed price by 1.14975 and round to the nearest cent. They are calculations, not separate advertised prices. A GST/QST registrant may have its own accounting treatment, so retain the checkout invoice and consult an accountant about input tax credits or refunds.
“From” means the actual inventory matters. Assigned desks and private offices vary by workstation, room size and availability. Private offices are from $600 subject to live inventory. The booking portal is the live source for the listing you select and the amount recomputed at checkout.
Business-address and virtual-mail plans
The four address plans are not merely four grades of the same mailbox. Each adds an operational service. Choose the least expensive tier that covers what you will actually use.
Mailbox: $35 per month
The entry plan includes:
- Use of the 2727 Rue Saint-Patrick business address with an assigned mailbox number
- Receipt of mail at the staffed location
- Email notification when mail arrives
- Front-desk pickup
- A signed service agreement documenting the subscription
This is the starting point when you need a Montreal business address and can collect the physical mail. It does not include scanning, a daily coworking desk or a dedicated phone number.
Choose the Mailbox plan or read the business-address overview.
Mailbox + Scanning: $85 per month
This tier adds scanning to email, up to 1,000 pages per month. The $50 monthly upgrade buys remote access to the contents of incoming paper mail. It is most useful for founders who travel, work outside Montreal or want to avoid routine pickup.
Scanning and forwarding are different services. Scanning creates a digital copy. Physical forwarding sends the original item somewhere else and may involve postage, handling, storage limits and excluded items. Ask for the forwarding policy and price if originals must reach you.
Virtual Address: $135 per month
The Virtual Address plan combines:
- The Montreal business address
- Mail scanning to email, up to 1,000 pages per month
- A dedicated local phone number
- Call forwarding to your phone
Compared with Mailbox + Scanning, the additional $50 per month buys a local phone presence and forwarding. This can be useful when customers or suppliers need a stable Montreal number. It should not be treated as a receptionist or live call-answering service unless the checkout terms expressly include one.
Choose the Virtual Address plan.
Virtual Office: $165 per month
The top address tier includes the Virtual Address services and one meeting-room hour per month. The $30 difference from Virtual Address makes sense when you can use that allowance consistently.
Before subscribing, confirm whether unused time rolls over, which room and capacity are available, how far ahead you must book and what additional hours cost.
A Virtual Office is not the same product as a private office. It creates a service relationship around address, mail, phone and limited meeting access. It does not by itself prove that a team works at the location every day.
Choose the Virtual Office plan.

Day Pass, Hot Desk or Assigned Desk?
The desk decision is primarily about frequency and certainty. A Day Pass minimizes commitment. A Hot Desk lowers the effective price for regular use while keeping the exact seat flexible. An Assigned Desk costs more and reserves a workstation.
Day Pass: $55 per day
A Day Pass gives one-day access to an available shared desk, high-speed internet and the common workspace amenities described on the Day Pass and desks page.
It is suited to:
- A focused day between meetings or while travelling
- Trying the workspace before choosing a monthly plan
- An occasional alternative to working from home
- Short periods of concentrated work when a permanent desk would sit unused
Hot Desk: $350 per month
The monthly Hot Desk plan gives regular use of available shared workstations without reserving one particular desk. Before subscribing, confirm access hours, guest rules, address and mail privileges, storage, renewal and cancellation. Those terms determine whether a Hot Desk truly replaces another office arrangement.
The frequency calculation is simple:
| Monthly use | Day Pass total before tax | Hot Desk before tax | Lower headline cost |
|---|---|---|---|
| 5 days | $275 | $350 | Day Passes |
| 6 days | $330 | $350 | Day Passes |
| 7 days | $385 | $350 | Hot Desk |
| 8 days | $440 | $350 | Hot Desk |
$350 divided by $55 equals 6.36. At seven coworking days in a month, the Hot Desk costs less than seven separately purchased Day Passes before tax. Tax does not change the break-even point because it applies to both options.
Assigned Desk: from $400 per month
An Assigned Desk reserves a workstation for you and includes 24/7 access according to the current product description. It is the practical middle ground when you want to leave a setup in place, return to the same seat and avoid the cost of a lockable office.
The starting rate is only $50 above the Hot Desk. Compare the actual workstation, storage, security, furniture, mail service and notice period rather than judging the plan by that spread alone.
Against $55 Day Passes, the $400 starting price equals 7.27 passes. Eight Day Passes cost $440 before tax, already more than the starting Assigned Desk price.
Private offices: from $600 subject to live inventory
A private office provides a furnished, lockable room instead of a desk in a shared area. Current 2727 service information describes 24/7 access, furniture, high-speed internet, utilities, cleaning, a shared kitchen and access to common areas.
Private offices are from $600 subject to live inventory. The final price depends on the selected room, its intended capacity and availability. The starting price can be translated into an illustrative team cost:
| Illustrative occupancy at the $600 starting price | Starting cost per person before tax |
|---|---|
| One person | $600 |
| Two people | $300 |
| Three people | $200 |
| Four people | $150 |
This table is a decision aid, not a promise that a $600 office accommodates four people. Capacity and price belong to the specific live listing.
Before signing, confirm:
- Whether the term is month-to-month or fixed
- Deposit, setup charge and notice period
- Number of named users included
- Furniture and storage supplied
- Internet, utilities, cleaning and after-hours access
- Meeting-room allowance and extra-hour rate
- Guest access, parking, insurance and signage
- The process for changing rooms as the team grows
See live Private Office inventory or review the private-office page.
Conference Room: $300 for a full day
The 2727 Conference Room is a private room for up to eight people at a flat $300 full-day price. Current product information includes high-speed Wi-Fi, comfortable seating, a presentation screen or TV, and access to shared kitchen and lounge areas.
A flat day price is easiest to evaluate with one formula:
Effective hourly cost = $300 divided by the number of hours actually used.
| Hours used | Effective cost before tax |
|---|---|
| 4 | $75/hour |
| 6 | $50/hour |
| 7.5 | $40/hour |
| 8 | $37.50/hour |
A lower advertised hourly room is not automatically less expensive. Capacity, equipment, reception, setup, overtime and cancellation must also match.
Montreal providers illustrate the range of models. Crew Collective lists six-person rooms at $45-$50 per hour.[5] Montréal CoWork lists rooms from $25 to $105 per hour depending on room and capacity, and advertises a seven-billable-hour full-day promotion for eligible weekday rooms.[6] Spaces displays Montréal meeting rooms from $35 per hour.[10] These are not like-for-like quotes. They show why duration and capacity must be fixed before comparing totals.

Montreal market comparison: compare models, not logos
Competitor prices are useful reference points, but they do not form a precise market average. The following rates were observed on providers’ own pages on August 20, 2026. Promotions, locations, access, taxes, capacity and commitments can change.
| Provider and model | Public price observed | What the provider page establishes | Why it is not directly comparable |
|---|---|---|---|
| 2727 Mailbox | $35/month | Staffed civic address, mail receipt, pickup, notifications and agreement | No scanning or desk access |
| Metspace | Day plan from $35; address from $75/month | Reception-hour access and itemized basic services[2] | “From” price, different location, hours and inclusions |
| Crew Collective Floating Desk | $300/month | Flexible workspace with 24/7 access[3] | Does not reserve one desk |
| Crew Collective Dedicated Desk | $675/month | Dedicated setup, ergonomic chair, lockable cabinet and 24/7 access[4] | Different location, positioning and inclusions |
| Montréal CoWork one-person office | From $685/month | Furnished, lockable office, 24/7 access, mailing address and room credits[7] | Capacity pricing rises by team size; terms require confirmation |
| Hedhofis Virtual Office | $79-$99/month by zone | Address use and mail receipt with zone and annual choices[8] | Zone, forwarding and package choices alter total cost |
| Regus Montréal virtual-office products | From $3/day | Multiple address, virtual-office and access products across 18 locations[9] | Daily “from” display is not a complete monthly invoice |
The defensible conclusion is not that one provider is universally cheapest. It is that 2727 publishes:
- A low entry price for a staffed business address
- A monthly Hot Desk whose value becomes clear at seven or more days
- A relatively small $50 starting-price step from Hot Desk to Assigned Desk
- Private offices from $600 subject to live inventory
- A flat meeting-room day price that is easy to budget
The correct choice still depends on access rights, evidence, services, capacity and exit terms.
Price versus proof: buy the outcome you need
An address can perform several different jobs:
- Receive mail.
- Appear as a business contact address.
- Support a government or institution file.
- Demonstrate where a business actually operates.
- Qualify as a customer-facing location on a mapping platform.
No subscription automatically satisfies all five.
A signed 2727 agreement can document the customer name, civic address, mailbox number, service and effective date. It does not replace incorporation records, beneficial-owner identification, tax-residency information, residential-address evidence or proof of where staff actually work.
Google demonstrates why proof matters more than the plan name. Its Business Profile rules state that a rented mailing address where the business does not operate is not eligible. A coworking office must maintain clear signage, receive customers at the location and be staffed by the business during business hours.[11]
Buying a Mailbox or Virtual Office alone therefore does not create Google Business Profile eligibility.
Before paying for an address, ask the receiving institution:
- What exact address type is required: mailing, registered, business, operating or residential?
- Is a coworking service agreement accepted?
- Must the document be signed, dated, recent or accompanied by an invoice?
- Must the company already appear at the same address in a government registry?
- Are mailbox or unit designations allowed?
- Does the institution exclude virtual offices or third-party mail services?
- Does it need evidence of daily operations or staff presence?
Then compare the answer with the 2727 document specimen. The address tools help organize the decision, but the institution remains the authority on what it accepts.
Total-cost checklist
Put every candidate through the same checklist:
| Cost or contract factor | What to request in writing |
|---|---|
| Taxes | Price before and after GST/QST |
| Commitment | Month-to-month, minimum term and renewal rule |
| Exit | Cancellation deadline and required notice |
| Upfront cash | Deposit, setup, key or activation charge |
| Access | Days, hours, holidays and after-hours entry |
| Capacity | Named users, concurrent users and guest policy |
| Meeting space | Included credits, rollover, expiry and overage price |
| Scan limit, forwarding, postage, parcels, storage and shredding | |
| Phone | Number ownership, forwarding, voicemail and port-out rights |
| Workspace | Furniture, storage, internet, printing, utilities and cleaning |
| Site | Parking, bike access, accessibility and client reception |
| Evidence | Agreement, invoice, address format, signatures and issue date |
For address services, the most common variables are physical forwarding, postage, parcel storage and scan limits. For desks and offices, they are deposits, commitment, room charges, parking and extra users. For meeting rooms, they are cancellation, overtime, capacity, layout and A/V.
Questions to ask before checkout
- Is this the direct price for the exact plan or a promotional “from” price?
- What is the final amount after GST and QST?
- Does the plan renew automatically, and how much notice ends it?
- Are setup charges, deposits, keys, storage or postage separate?
- What are the exact access hours?
- Is the desk guaranteed, assigned or subject to availability?
- Which services are included, and which are merely available for purchase?
- What happens after a scan, meeting-room or guest allowance is exceeded?
- What signed document will I receive, in whose name and on what date?
- Has the bank, registry or platform confirmed that it accepts that document?
- Can I change plans or rooms without restarting a long commitment?
- What is the cancellation or rescheduling policy for a room?
Frequently Asked Questions
What is the cheapest 2727 Coworking plan?
The Mailbox is $35 CAD per month before tax, or $40.24 after GST and QST. It includes the business address, mail receipt, pickup and arrival notifications. It does not include scanning or daily desk access.
Are taxes included in the displayed prices?
No. Every price is in Canadian dollars before GST and QST. Calculated totals use the current 5% GST and 9.975% QST rates.
Which plans include mail scanning?
Mailbox + Scanning, Virtual Address and Virtual Office include scanning to email up to 1,000 pages per month. The $35 Mailbox does not.
What is the difference between Virtual Address and Virtual Office?
Virtual Address is $135 per month and combines the address, scanning, a dedicated local number and call forwarding. Virtual Office is $165 and adds one meeting-room hour per month.
Does an address plan include coworking access?
No daily desk access is included in the address plans described here. Choose a Day Pass or monthly desk plan when you need a regular place to work.
When is the monthly Hot Desk cheaper than Day Passes?
At seven coworking days in a month. Six $55 passes cost $330 before tax; seven cost $385. The Hot Desk is $350 per month.
Is an Assigned Desk the same as a Hot Desk?
No. A Hot Desk means choosing from available shared workstations. An Assigned Desk reserves one workstation and starts at $400 per month.
How much is a private office?
Private offices are from $600 subject to live inventory. The actual price depends on the selected room, capacity and availability. Use the live office listings for the current quote.
What is included with a private office?
Current service information describes a furnished, lockable office with 24/7 access, high-speed internet, utilities, cleaning and shared-area access. Confirm room allowances, parking, guests, deposit and term for the exact listing.
How many people fit in the Conference Room?
Up to eight people. The room is $300 for a full day before tax and includes high-speed Wi-Fi, seating and a presentation screen or TV.
Can I use the 2727 address to register a business?
It is a civic business address and the subscription includes a signed service agreement. Whether it is the right address for a particular filing depends on the filing category and the business’s real circumstances. Review the business-address guide and confirm with the registry or an adviser.
Will a bank or payment platform accept the address?
Acceptance depends on the institution, account and requested evidence. Ask which address type and documents it accepts before buying. The document specimen shows what the 2727 agreement is designed to document.
Can I use a Mailbox plan for a Google Business Profile?
Do not assume so. Google excludes a virtual office where the business does not operate and places specific signage, customer-reception and staffing conditions on coworking offices. Eligibility depends on actual operations, not the subscription name.
Can I cancel month-to-month?
Each service can have its own checkout terms. Review the renewal and notice language before paying and keep a copy of the accepted terms.
Choose with the full cost in view
Choose a Mailbox or virtual plan, Day Pass, Hot Desk, Assigned Desk, Private Office or Conference Room.
If documentary proof is the deciding factor, review the address hub, documents, tools and address comparison first.
