Executive summary
A Montreal street address, a postal address, a registered office, an operating address, and a founder's residential address can all be legitimate. They are not interchangeable. No address product guarantees a bank account, payment-platform approval, FINTRAC classification, Google Business Profile, tax result, or immigration outcome. The evidence below explains why.

The table deliberately does not score “bank acceptance.” There is no universal score. CIBC's published card checklist asks for a business civic address and excludes a PO box, while TD gives a utility or property-tax bill as examples of confirmation of business address. Those are different document tests, and neither is a blanket promise to accept a coworking service agreement. [16] [17]
First identify the role of the address
Many failed applications begin with one address pasted into every field. Instead, label each role.
1. Civic or street address
A civic address describes a physical delivery location using a civic number, street name, municipality, province, postal code and, where assigned, a unit. Canada Post says an assigned unit number is an integral part of the address. [9] A civic format tells a courier where a building is. It does not, by itself, prove that your employees work there, that you have exclusive possession, or that a regulator accepts the use.
2. Postal or mailing address
This is where correspondence should be delivered. It may be a street address, a PO box, the founder's home, an accountant, or a staffed mail centre. The CRA expressly allows its mailing address to differ from its physical address. [7] This is the natural role for a PO box or virtual mailbox.
3. Registered office or company domicile
The exact term depends on the jurisdiction and legal form. The Québec enterprise register describes a legal person's “adresse du domicile” as the head-office address; for a sole proprietor, the term refers to the person's home. [1]
For a corporation under the Canada Business Corporations Act, the registered office is where official documents are served and where corporate records are kept unless the directors choose another permitted Canadian records location. The address is public, must be in the province or territory stated in the articles, and cannot be a PO box. [5] [6]
A provider's contract must actually authorize this use. Regus, for example, says registered-office use requires both legal permission and its prior written consent, with an additional administrative fee. Its general terms also say the agreement creates no tenancy interest. [25] Read the actual provider agreement, not only the product name.
4. Elected domicile or address for service
The REQ separately describes an “adresse du domicile élu” as the address of a person mandated to receive enterprise documents under the legal-publicity statute. [1] A federal director may similarly provide a residential address or an address for service, but not a PO box. This role concerns reliable legal receipt. It should not be casually relabelled as an operating office.
5. Professional address of a natural person
Québec requires the home address of individuals recorded in the register, including relevant directors, shareholders, partners and officers. Since 2023, a person who has a valid professional address can have that address published instead of the home address. The professional address must be that person's principal place of work or business; it cannot be a PO box, and one person can declare only one professional address across the register. [2]
This is not a generic privacy switch. A mail subscription where the person does not principally work or conduct business should not be described as the person's professional address merely to suppress publication. The registered home address remains mandatory even when a valid professional address prevents its publication.
6. Physical, operating, or trading address
This answers “Where does the business actually operate?” The CRA says its physical business or head-office address must represent the actual location where day-to-day activities occur. A PO box cannot fill that field. It separately tracks mailing and books-and-records addresses. [7]
Wise uses similar but not identical language: it collects a registered address and a trading address. It says the trading address is where the business is run day to day. A coworking space can qualify if that is genuinely where the business operates, but a PO box, mail-receiving service, or virtual office cannot be the trading address. [14]
7. Residential address
This is where a person lives. Banks and payment platforms use it to identify owners and signers, independently of the company's address. PayPal Canada's identity process, for example, may request a current CRA statement, property-tax assessment, vehicle registration, utility bill, insurance statement, card statement, bank statement, or loan statement as personal proof of address. [15] An address-service agreement cannot truthfully replace residential proof.
How the six models behave in practice
Staffed coworking address: the balanced middle
2727's model is a real commercial building at 2727 Rue Saint-Patrick with front-desk pickup, mail notifications during business hours, and scanning on applicable plans. Its published virtual-mailbox page displayed $35/month for mail receipt and pickup, $85 with scanning, $135 with phone features, and $165 with a monthly meeting-room hour on the research date. The useful document is the signed business-address or coworking agreement described on the address-proof page. It can connect the subscriber's legal name, a complete civic address, a mailbox designation and an effective date. It does not become a utility bill, commercial lease, ownership record, residential proof, or evidence of daily work simply because it is signed.
This model is strongest when the intended statement is modest and true: “This is our registered or mailing address; staff receive our mail; we have a documented right to use it.” It is weaker when the application asks: “Where are the team, inventory, equipment, customer visits, regulated records, or management activity?” A desk, room or private office used in reality may support a broader operational story. The mailbox plan alone does not.
Canada Post PO box and FlexDelivery: excellent postal tools
A postal box is designed to receive Canada Post mail securely and keep ordinary business correspondence away from a home. Canada Post offers locked boxes, stable PO addresses, several sizes and rental terms. [11] Its commercial terms limit the box to mail sent through approved Canada Post services. [32] That is a narrower service than a commercial street address receiving multiple carriers.
FlexDelivery is narrower still. It is a free personal service for sending eligible purchases to a participating post office. Signup uses the name and address on government photo ID, and the retailer must be able to deliver to a PO box. [10] It should not be presented as a company head office, business premises, or substitute for a corporate service agreement.
Choose these products when the need is mail or parcel custody. Do not choose them for a filing or verification field that expressly asks for a civic, registered, physical, operating, or residential address.
Virtual-mailbox network: remote control and variable local execution
Network providers combine a real street-format address with an app. Anytime Mailbox advertises mail and package forwarding, open-and-scan PDFs, check deposit at some locations, shredding and cloud storage across a large operator network. [26] iPostal1's Canadian launch similarly describes viewing, forwarding, scanning, pickup scheduling, discarding and shredding through Staples locations. [27]
That model often suits a founder outside Montreal who prioritizes remote handling. Confirm the local operator, address format, carriers, identity paperwork, scanning and forwarding fees, storage, cheque handling, privacy, cancellation and post-termination mail rules. A global brand does not make every location identical.
The street format also does not turn the location into the user's office. Wise and Google look past the format to the activity.
Regus or another serviced-office provider: address plus a workspace network
Regus advertises multiple Montreal business-centre locations, mail handling, phone answering, meeting rooms, lounges and coworking access. [24] This is attractive when neighbourhood choice, international brand familiarity, receptionist services and workspace in other cities matter.
Read the commercial terms. Regus states that its agreement is not a lease, registered-office use requires consent, renewal is automatic unless properly ended, and mail may be disposed of after termination. Compare renewal notice, additional fees and exit handling, not only the headline daily equivalent. [25]
Conventional leased office: strongest only when the business needs it
A dedicated lease can produce the broadest evidence stack: a current lease, utility and telecom bills, commercial insurance, an occupancy permit, signage, equipment, employee access, customer appointments and operating records. That is powerful because it documents real activity, not because a lease is a magic verification token.
It is also expensive and operationally demanding. BDC warns that base rent may be only part of the cost; utilities, property tax, insurance, maintenance, repairs, common-area charges, management fees, fit-out, moving, downtime and legal review can matter. [28] Montréal tells businesses to confirm zoning and obtain an occupancy permit for commercial or professional activity, even when only part of a home is used as an office. [29]
Choose a lease because the business needs exclusive space, not to manufacture one document for an application.
Home address: often the most truthful, with a real privacy cost
For a freelancer or single-founder company run from home, the residence may honestly be the operating address. The CRA recognizes a home workspace as a main place of business in defined circumstances. [30] Personal utility, bank, tax, insurance, title or lease documents may also be easier to obtain than commercial proofs.
The downside is disclosure. The Québec enterprise register is a public information bank, and some declared information has legal effect against third parties. [3] A federal registered-office address is also published, even when it is residential. [5] Once a home is indexed with a company, later removal from one registry does not guarantee disappearance from data brokers, old documents or correspondence.
Also check the residential lease, condominium declaration, insurer and borough. Montréal's occupancy guidance says home-office activity can require a permit and that permitted activities and dimensions vary by borough. [29]
Registry, tax and mail implications in Québec
The REQ is not a mail-forwarding directory. It is a public legal register. Enterprises are responsible for declared accuracy, and registered enterprises generally must update changed information within 30 days. [3] [4]
The CRA and Revenu Québec must also be updated through their own channels. A change at the REQ or Canada Post does not automatically repair every file. Revenu Québec specifically warns businesses to notify it even when Canada Post forwarding is active because some envelopes are marked “Do not forward.” [8]
Paper mail still matters even as systems move online. Since May and June 2025, the CRA has made online mail the default for most business correspondence, but it says some correspondence remains on paper; it also notes access complications for non-residents without a Canadian SIN. [31] A dependable recipient and escalation process remains valuable.
Banks, payment platforms, Google and FINTRAC: four different tests
Banks verify a file, not an address product
FINTRAC's identity guidance explains that reporting entities, including banks, verify people and entities by matching documents and reliable information to what the client provides. [20] An address is one field in a broader file: legal existence, directors, beneficial owners, signing authorities, IDs, nature of business, expected activity, source of funds and risk.
Published bank checklists illustrate the variation:
- CIBC's business-card checklist requests a civic business address and says it cannot be a PO box. [16]
- TD asks corporations and partnerships for confirmation of business address and gives a utility or property-tax bill as examples. [17]
- BMO asks for formation or status documents and information about persons or companies with 25% or more ownership; multi-owner structures may be routed to a branch. [18]
- Scotiabank tells non-residents and non-Canadians without a work or study permit to work with a branch representative. [19]
- RBC says an online application may issue an account number but still requires a branch visit to verify identity and activate the account. [34]
These pages do not say “all coworking addresses accepted” or “all virtual addresses rejected.” Ask the chosen institution for the exact accepted-document list and whether it is testing the company's registered, mailing or operating address. Payment platforms define their own address categories
Wise is unusually explicit: a coworking space can be a trading address, but only when the business genuinely runs there. A mail receiver or virtual office cannot. It may accept a current lease signed by both parties, a recent utility or bank statement, a government registration record, tax correspondence, or business insurance, subject to age and matching requirements. [14]
PayPal's Canadian page focuses part of its process on the individual's identity and residential proof. [15] A company address agreement and an owner's residential proof solve different requests. Other platforms can change rules, run database checks, request additional documents or limit supported countries without changing their public marketing pages.
Google Business Profile is a customer-contact test
Google requires an eligible business to make in-person contact with customers during stated hours. A remote mailbox is ineligible. A business cannot list a coworking office unless it has clear signage, receives customers there during business hours, and is staffed during those hours by the business's own staff. [12] [13]
Therefore, a 2727 mailbox subscription alone should not be used to create a Google storefront listing at 2727. A genuine office user that satisfies every rule is a different case. A service-area business operating from home may instead hide its address and show a service area, as Google's rules permit.
FINTRAC classification cannot be purchased as an address feature
This issue is critical for foreign exchange, remittance, virtual-currency, crowdfunding and certain payment businesses. FINTRAC distinguishes a Canadian MSB, which has a place of business in Canada, from an FMSB, which does not but directs services to Canadian clients. [22] Registration requires detailed information about every location plus existence, governance, ownership and control documents. [21] Registration is not a licence or endorsement, and registered information must be kept current; address and representative changes can have 30-day deadlines. [22] [23]
A staffed mailbox may reliably receive correspondence. It does not, without actual facts and activities, establish the regulatory “place of business” required for a chosen classification. An MSB, crypto, payments or other regulated applicant should obtain sector-specific compliance advice before selecting any address model.
When 2727 is the wrong choice
Choose another solution, or add genuine workspace and other evidence, when any of the following is true:
- The request is for personal residence. Provide the owner's real residential proof.
- The request is for an operating or trading address and nobody works at 2727. Use the real operating location.
- The accepted-document list requires a utility bill, property-tax bill, exclusive lease, title, or government document that 2727 cannot issue. A service agreement is not those documents.
- You want a Google Business Profile only from a mailbox subscription. Google's customer contact, signage and own-staff rules are not met by mail handling alone.
- A regulator or licence requires dedicated, controlled, inspected, zoned or secure premises. Obtain qualifying premises and professional advice.
- Your mail is extremely sensitive or legally privileged and third-party handling is unacceptable. Use controlled premises or a protocol approved by counsel and the client.
- You receive high volumes, pallets, hazardous goods, refrigerated items, oversized parcels, or constant cheques and originals. Use a mailroom or logistics service designed for that load.
- You need same-day physical access but are rarely in Montreal and do not want scanning. A provider nearer the operator, a local authorized person, or a digital network may fit better.
- You need a conventional lease to demonstrate exclusive possession. Rent an office; do not relabel an address-service agreement.
- The business's genuine centre of management, employees, records or inventory is elsewhere and the application asks for it. Report that place truthfully.
If none of those applies and the need is a documented Montreal company or mailing address with staff, begin with the 2727 business-address page, inspect the proof documents, and contact the team with the recipient's exact wording before subscribing.

- Residential/home: use the person's residence and accepted personal proof.
- Physical/operating/trading: use where day-to-day activity really occurs. If it is coworking, document genuine use.
- Registered office/domicile: check the governing statute, jurisdiction, public disclosure, legal-service and records requirements, then confirm the provider contract permits the use.
- Mailing/postal: continue to Step 2.
- Professional address of an individual in the REQ: use only that person's true principal place of work or business; a PO box does not qualify.

- Keep the residential address separate and truthful wherever KYC requests it.
- Update the REQ, Corporations Canada if applicable, CRA, Revenu Québec, banks, insurers, licences, key customers and vendors through their own processes.
- Run a test letter and, if relevant, a courier package before depending on the address for a deadline.
Frequently asked questions
Is a virtual address legal for a Québec company?
“Virtual address” is a marketing term, not a legal category. A Québec filing must use the correct address for the entity, person and field, and the facts must be accurate. A legal person's domicile is its head-office address in the REQ vocabulary; an individual's professional address must be the person's principal work or business location and cannot be a PO box. Confirm unusual structures with the REQ or Québec counsel.
Can I use 2727 as my registered office?
Potentially, when the governing law permits the address, the 2727 agreement authorizes the use, mail and legal documents can be reliably received, and any corporate-record obligations are handled. Ask for confirmation before filing. That does not make 2727 the operating address.
Will a 2727 agreement open a bank account?
It can be one useful address document, but no. The bank controls approval and may request formation records, ownership, signers, personal ID, residential proof, operating-address proof, a utility bill, a branch visit or other evidence. Ask the chosen bank before buying a service that depends on approval.
Can I use a PO box for the CRA physical address?
No. The CRA says its physical address must represent the actual location of day-to-day activity and cannot be a PO box. A PO box may be used as a separate mailing address where accepted.
Is FlexDelivery a free alternative to a virtual office?
No. It is a free personal parcel-pickup service using a PO-box-style address and the name on government ID. It is useful for eligible online purchases, not as evidence of business premises or a company agreement.
Can a coworking address be my Wise trading address?

Does a Montreal address make a foreign company Canadian or create tax residence?

A PO box or commercial address can keep a home off routine correspondence. It cannot override requirements to disclose an owner's residential address to the REQ, a bank, a platform, FINTRAC, tax authorities or another authorized body. Québec's professional-address mechanism can prevent public home publication only when the person has a valid principal place of work or business.
Which option creates the strongest proof?
For actual operations, genuinely occupied premises with a lease, utilities, insurance, permits, staff or customer activity usually create the broadest evidence. For a registered or mailing role, a current registry record plus a signed service agreement may be exactly the right evidence. “Strongest” depends on the question being asked.
What happens when the address service ends?
Update every registry and account promptly, arrange any available transition service, retrieve originals and keep confirmations. Do not assume forwarding will capture government or legal mail. Provider contracts can permit return, refusal or disposal after termination, so read that clause before subscribing.
Conclusion
Choose the address that truthfully answers the recipient's question. Postal delivery, civic location, daily operations, legal registration and personal residence are different roles; no single document proves all five.
2727 occupies a useful middle: a staffed Montreal civic address, mail handling, a local team and a documentable service without the cost of a full private office. It is a good fit when those are the real requirements. It is the wrong fit when the form asks for residence, actual operations elsewhere, exclusive premises, a specific proof document or regulatory facts the service cannot create.
